Capitale-Nationale (Québec City area)

Four centuries of building

In Québec City's central neighbourhoods, old homes have thick masonry walls, tin roofs and stone foundations that need an inspector used to heritage buildings. Suburbs such as Charlesbourg, Beauport or L'Ancienne-Lorette are mostly bungalows and cottages from the 1950s to 1990s.

To the north and in Charlevoix, there are many mountain homes, chalets and properties on wells. The condo market is also very active, with buildings of all ages whose reserve fund health varies widely.

Heritage, slopes and floods

Old homes renovated without regard to how they originally worked often develop moisture problems: a stone wall insulated from inside with the wrong vapour barrier, for example, can trap water. We assess renovations in light of how the building was designed.

Parts of Charlevoix were hit hard by the 2023 floods, notably Baie-Saint-Paul. For a property near a river, we check water marks, post-disaster repairs and basement protections.

Most requested inspections in the Capitale-Nationale

Based on documented issues in the Capitale-Nationale, the checks we most often recommend on top of the pre-purchase inspection are well and septic inspection, radon testing and multiplex and income property inspection. They directly address the territory's risks: off-grid wells and septic systems, older homes renovated in stages, and condos, plexes and homes renovated for resale.

Each request is routed to an inspector who knows the area. You can combine several services in one visit, which reduces delays during your offer's conditional period.

Frequently asked questions: building inspection in the Capitale-Nationale

Do you inspect homes in Old Québec?

Yes. Heritage buildings need a tailored approach, and some work is governed by heritage regulations.

What should I check before buying a condo in Québec City?

The unit itself, but also the maintenance log, reserve fund study and the syndicate's minutes.

Should a home flooded in 2023 be avoided?

Not necessarily. It depends on repair quality and added protections. The inspection and work documents let you judge.
